Property Summary

Bealdha’s Hill Cottage is a newly built single story house, situated in the very heart of the sought after village of Baltonsborough. Great attention to detail has been taken with the build and the quality of the stone work (local Blue Lias), double glazed wooden windows (Energy Rating A) and the overall finish is clear to see.

Inside the property is configured for modern open plan living with a generous sized kitchen/sitting room with access via French doors to the slate patio and garden at the rear. Two good sized bedrooms and a modern bathroom finish off the interior. The vaulted ceiling, with oak purlins, in the sitting room and large windows add to the feeling of space and light. Engineered rustic oak flooring runs throughout the property. There is ample storage space in the attic above the main bedroom. Technology includes USB points throughout and dimmable LED spots.

The fully integrated kitchen is well fitted, including Bosch appliances. With a ceramic hob, double oven, dishwasher and washer/dryer. All units have Vario Magic Corner Storage Solutions and are soft close. Renewable heating technology is provided by an Air Source Heat Pump, including underfloor heating in all rooms (thermostatically-zoned). With an insulation value of A+, the U-value is close to ‘passive’, making the house incredibly economical to run.

Outside

An oak porch greets visitors to Bealdha’s Hill Cottage. The driveway will be finished with brick sets and a side fence with a gate will lead through to the pretty and private rear garden with its slate patio, Cotswold stone chippings, large lawn and flower beds.

Situation

Baltonsborough is a lively and popular village in the heart of Somerset. The Greyhound Inn is within strolling distance, a Fish & Chip van arrives every Thursday, you can either order in advance or have a drink while you wait. Or on a Friday evening you will find a ‘Pop Up' Pizza Oven outside the village hall. Baltonsborough also has a good primary school and a Grade 1 listed local church. In addition a wonderful community shop and café has recently opened. Fabulous walking can be found in the extensive network of droves as well as down by the river.

'The first clue as to the origins of Baltonsborough lies in the name. The village stands on a slight rise beyond what would have been a sea of water between it and Glastonbury. The highest point, now known as Windmill Hill, would have been the site of the settlement, ringed round with ditches and palisades. One authority gives the possible translation of Baltonsborough as Bealdha's Hill... Legend has it that men of Baltonsborough joined King Arthur in his wars against the Saxons in the 6th century...'

Further shopping can be found in nearby Street (with its famous Outlet stores at Clarks Village), the market town of Somerton and the historic city of Wells and Bruton just a short drive away. Local attractions include the Glastonbury Festival, Glastonbury Tor itself, Kingweston Golf Club and many good local pubs and restaurants. Bath and Bristol are both about an hour’s drive to the North.

Local transport links are excellent with a mainline railway station in nearby Castle Cary, which is a 15 minute drive, offering direct services to London and the South West. The A37 and A303 offer good road links to London and the M5.

Schools

Millfield Senior and Prep Schools are both within a 10 minute drive of the house, there are other local independent schools locally including Wells Cathedral. There are excellent local schools including the well respected Strode College, Crispin School, Brookside Academy and The Blue School in Wells.
