Property Summary

Grange Barn, originally an old blue lias stone barn, was converted in 2004 to make a beautiful and very spacious home. Well designed, with capacious, airy rooms set around a south west facing lawn, taking in all the sunshine. The room layout and proportions offer immense flexibility to meet diverse family needs. The front door opens into a lovely big square hall, with oak flooring and staircase, a pretty door to the back garden and double doors to the rooms on either side.  On one side is a vast sitting room with a beautiful stone fireplace and windows all along one wall overlooking the garden.  Oak flooring flows continuously through from the hall.  On the other side, a huge open living space apportioned into kitchen, dining and sitting areas, with a vaulted ceiling, limestone flooring and three sets of French doors to the garden.  There is also a cloakroom found off the hallway. The kitchen end has cream cabinetry with granite and wood worktops, and a cream AGA with electric and gas module.  A large central island cleverly houses a wine rack, has a second sink and provides the perfect place to sit and chat to the cook. A pretty stone archway from the kitchen leads through to the single storey part of the property.  An inner hallway leads, firstly, to a study and a utility/laundry room with a door to the front drive, then to a generous sitting room with a stone fireplace, currently with an electric fire, and French doors to the garden.  Along the corridor is a bathroom and two further rooms offering any number of options – double bedrooms, gym, office, playroom…

From the front hall, the oak staircase leads up to a spacious landing, three bedrooms and a family bathroom. The large master bedroom is sunny and light and has an en suite with walk-in shower and a dressing area.  The two double bedrooms currently have an interconnecting doorway, which could very easily be closed up. All the bedrooms have lovely views over the garden.

To the front of the property is a self contained one bedroom annexe, perfect for a granny, nanny or as income potential.  A pretty, stone, two up two down barn with sitting room and kitchen on the ground floor and a bedroom and bathroom in the eaves.

To the front of the property, a five bar gate opens into a large gravelled parking area bordered by mature shrubbery.  A double, oak frame car port links the house and the annexe.

To the rear is a beautiful expanse of immaculate lawn, crossed by gravel pathways and dotted with trees including crab apple, pear, apple and beech.  Very secluded and private, it is enclosed by stone barn walls and mature hedging and shrubs.  A large terrace runs along the back of the house, with several French doors opening out to here – absolutely perfect for relaxing with a glass of wine in the evening sunshine, or for hosting a large summer lunch party.

Larger towns, within easy reach, include Sherbourne, Shepton Mallet and Yeovil which offers a large screen multiplex cinema. The picturesque town of Somerton is close by , originally the county town of Somerset and before that, possibly the capital of Wessex. Its focal point is the wide 17th Century Market Square with a Buttercross in the centre. Somerton offers all the usual amenities of a market town and has a small independent supermarket.
