Property SummaryThe Old Rectory in Ditcheat is a stunning, recently constructed family home set centrally within a stylish easy to maintain plot with far reaching uninterrupted views across Somerset. It will provide the next owners with the ability to arrive, enjoy the house and the wonderful Somerset surroundings, without having to give any thought to maintenance or refurbishment. The house has wonderful symmetry and a luxurious feel throughout. It is constructed of natural stone with a slate roof and together with the multi paned windows the overall appearance and style is evocative of a traditional Georgian Rectory but combined with all the comforts and benefits of a modern design and build.
On entering through the automated wooden gates the ample golden gravelled parking area to the left of the house is partially screened from the front lawn with attractive copper beech hedging and from the back lawn with attractive wooden lattice fencing. The main front entrance leads through into the imposing and magnificent triple height hallway, while the side entrance is very conveniently located adjacent to the utility, boot room and kitchen. Both entrances feature matching canopied porches. The main living hub of the house consisting of kitchen, snug and dining area can be accessed off the main entrance hallway or directly from the side access door. Here, a light and airy bespoke kitchen reflects the owners love of symmetry; there is a matching oven and microwave system either side of the inset induction hob and all the appliances and features that you would expect to find in a house at this level are here including a generous sized pantry. The very large wooden topped island is perfect for a quick functional breakfast before work or for lounging on the sofas with the papers at the weekend. Adjacent to the snug, more formal dining is catered for in the beautiful garden room which enjoys 180 degree views of the garden and fields beyond and features bi-fold doors that open onto the rear terrace where the views across Somerset are open and striking. At the boundary of the rear garden traditional estate railings have been used to great effect.
Also situated on the ground floor there is a living room, den, study and the bar, where guests can enjoy an early evening drink before wandering through the double doors that lead out onto a rose covered pergola and seating area. The control room for the house can be found just off the hallway where the under floor heating for each room can be individually programmed. The house has four jet master fires; in the entrance hall, snug, living room and bar, which add supplementary warmth and ambience in cooler months.
The grand oak and painted staircase leads up from the entrance hall to the first floor galleried landing from where three of the four full en-suite bedrooms can be found, including the grand master suite. This suite features a very large luxurious dressing room - which could also be a fifth bedroom- with built in hanging and storage space and a beautiful bathroom with walk in shower, bath and separate toilet. From the master bedroom double doors open on to the terrace over the garden room where a contemporary glass balcony allows for uninterrupted countryside views. The practicalities are catered for on this floor too with an airing cupboard and laundry / ironing room. On the second floor another exceptional suite of bedroom, bathroom, dressing room and built in wardrobes provides the perfect teenagers den or guest accommodation. This area could easily be made into two bedrooms. The house has a wired in music speaker system. There is easy access from this floor into the eaves of the property which provide ample storage wrapped around the top floor of the house.
The property sits in just under an acre of garden which is mainly laid to lawn. A stylish planting scheme using a mix of shrubs and herbaceous plants is just enough to define and soften the different areas around the house but not too much that maintenance becomes wearisome.
A block path surrounds the perimeter and a separate four-car garage block constructed using the same materials as the house borders the parking area.
PLEASE NOTE THAT THE LAND AROUND THE PROPERTY IS CHURCH OWNED AND IS NOT AVAILABLE FOR PURCHASE- THIS IS A HOUSE FOR RELAXING IN AND ENJOYING THE STUNNING VIEWS, NOT LOOKING AFTER THEM!
