The house, on "Teapot Lane" is constructed of nicely weathered local stone with a tiled roof. Inside the house has been wonderfully modernised resulting in a lovely cosy home. Many of the walls have been newly and sympathetically plastered and pretty features such as areas of natural stone or timbers have been left exposed. The beams in the kitchen have been limed and the flooring replaced. The newly installed kitchen gives it a modern feel which is a clever contrast against the older building.
The dining hall has the potential to extend on two sides (plans are available should you wish to see - planning permission has been granted) giving the opportunity to create a larger open plan living/kitchen area. There is a good sized utility room with a downstairs loo. The sitting room is well proportioned and is gloriously light thanks to a large window with window seat and a partly glazed door leading out, via a pretty porch, to the south facing garden to the side. The stone fireplace is another great feature and is fitted with a log burner for those cold winter evenings.
Upstairs the master bedroom has a double height vaulted ceiling with windows to the side and over the pretty rear garden and a lovely light bathroom with bath and shower, with three further double bedrooms and another bathroom makes this a great family home.
Outside a five bar gate leads to a large gravelled parking area at the side of the house and in front of the garage/store. There is an expansive area of garden to the side and beyond the garage bordered by hedging and mature trees and plenty of room for energetic children. To the side of the house is a south facing garden which acts as a lovely sun trap and an enjoyable place to relax.
Baltonsborough is a lively and popular village in the heart of Somerset. The Greyhound Inn is within strolling distance, a Fish & Chip van arrives every Thursday, you can either order in advance or have a drink while you wait. Or on a Friday evening you will find a "Pop up" Pizza Oven outside the village hall. Baltonsborough also has a good primary school and a Grade 1 listed local church. Fabulous walking can be found in the extensive network of droves as well as down by the river.
Further shopping can be found in nearby Street (with its famous Outlet stores at Clarks Village), the market town of Somerton and the historic city of Wells and Bruton just a short drive away. Local attractions include the Glastonbury Festival, the Kingweston Golf Club and several good local pubs and restaurants. Bath and Bristol are both about an hour’s drive to the North. Millfield Senior and Prep Schools are both within a 10 minute drive of the house, there are other local independent schools locally including Wells Cathedral. There are excellent local schools including the well respected Strode College, Crispin School, Brookside Academy and The Blue School in Wells.
Local transport links are excellent with a mainline railway station in nearby Castle Cary, which is a 15 minute drive, offering direct services to London and the South West. The A37 and A303 offer good road links to London and the M5.
Mains electric, water and drainage. Oil central heating.
At the crossroads in the centre of Baltonsborough, turn on to Ham Street, after approximately one mile turn left onto Teapot Lane, Balcombe House is a little way up on the right.
