Property Summary

A 3 bedroom cottage and 1 bed annexe.
Built of traditional stone and recently renovated to a very high standard, this pretty cottage is situated on a quiet no through road near the centre of Babcary, one of Somerset’s most picturesque villages. The older part of the house features a host of original features whilst the new kitchen extension with its vaulted ceiling is modern and sleek. The current owners have combined modern design with traditional features to create a beautiful home in an enviable location. The cottage comes with an attractive two storey, self contained, 1 bed annex, ideal as guest accommodation or as a potential let.

The main entrance to the house leads to a large entrance hall with tiled floors, a downstairs loo and some built in storage cupboards. To the right is the main sitting room with dual aspect windows and a cast iron wood burning stove set into an inglenook fireplace. Beyond are a downstairs study/bedroom and a small hallway with stairs to the first floor. To the left is the magnificent kitchen/diner and utility room – the kitchen itself has granite worktops, an inbuilt Belfast sink and well designed “tongue in groove”, hand painted, fitted units. There is also an integrated state of the art oven and hob. An impressive wood floor runs the length of the room and into the dining area where double height glazed windows and doors allow natural light to flood into the room, and provide direct access to the terrace outside.

Upstairs, there are three further double bedrooms, and a family bathroom. Exposed oak beams, stripped wood doors and the eaves give these rooms real character. The bathroom is equipped with high end fixtures and fittings and a charming stand alone bath tub – all the rooms have lovely views of the surrounding countryside and the village.

Outside

To the front of the house there is a charming garden bordered by a white painted fence that adjoins the lane and off street parking for two cars. To the rear is a lovely terrace and built in seating area, with superb views of the surrounding countryside and ideal for BBQs in the summer. Along with a circular lawn, there are further seating areas, a log shed and a lockable garden shed.  The self contained annex is situated close to the main cottage and offers further versatile accommodation.

Situation

Babcary is known as one of the most charming villages in Somerset, is surrounded by beautiful countryside and borders Sparkford Vale. Village life is vibrant and there is a sense of community spirit- the lack of through traffic allows for an unusually free environment for children to roam freely! It is well known for its excellent local pub (The Red Lion), its playing fields with public tennis court and its 14th century Church. “Budgens” store is 2 miles away and further shopping can be found in the nearby market towns of Somerton and Castle Cary as well as Clark’s village retail outlet in Street. Transport links are good with Castle Cary’s mainline railway station just 15 minutes away, and the A37 easily accessible to Bristol and Bath. The A303 with direct access to London and the South West is five minutes drive. Excellent local state and independent schools include Hazelgrove, Millfield, All Hallows prep school, the Bruton schools and Strode College.

Directions

From the A37 towards Yeovil, turn left to the village of Babcary down Babcary lane. This leads into the main street. Go as far as the pub and from there turn left into North Street. The house is on the right hand side behind a pretty white wooden fence.
