Property Summary

Set at the end of a quiet country lane, surrounded by fields and areas of natural beauty, Ford Cottage offers stunning countryside views and rural peace on the edge of the small Somerset village of Babcary.

The cottage offers 4 bedrooms, 2 bathrooms and two reception rooms, with 2 outbuildings including a charming shepherds hut set away from the house on the River Cary’s edge. The property also has off road parking for 3 cars and a large garden.

The Property

The slate tiled entrance hallway is bright and charming with a staircase and leading to the two sides of this pretty property. To the right of the hall there is a useful utility and boot room, home office area and a large living room with engineered wooden floors, exposed beams and wood burner. To the left side there is a snug with slate tiled flooring and wood-burner leading to a large bright kitchen diner that fits a table for 10, and has a fully fitted kitchen and French doors opening into the patio garden area and lawn.

The first floor of the cottage has 4 bedrooms (3 double and a single) all fitted with engineered wood flooring, a bathroom and a large shower room and views across the fields with cleverly placed conservation roof lights and dual aspect windows in the master suites either end of the house. The entire first floor stairs and landing are fitted with natural sisal matting and fresh bright décor.

Outside

To the front of the house there is a large, fully insulated and attractive workshop/office with electrics and wifi. There is a bike storage at the end of the building and small woodstore. Next to the outbuilding is off road parking space for 3 cars.

The main part of the garden is accessed from the kitchen , initially long and thin and then widening out at the end , ideal for exercising dogs. At the end of the garden about a few minutes walk away, in a small plot of its own, stands an idyllic shepherds hut on the edge of the River Cary with beautiful views out to the fields which are owned by the Somerset Wildlife Trust and are the site of a rare wild orchid, the Green-Winged Orchid.

Location

Ford Cottage is in a very pretty rural location on the edge of a very popular village.

Babcary is known as one of the most charming villages in Somerset, is surrounded by beautiful countryside and borders Sparkford Vale. Village life is vibrant and there is a sense of community spirit- the lack of through traffic allows for an unusually free environment for children to roam freely! It is well known for its excellent Grade II listed 17th century local pub (The Red Lion), its playing fields with public tennis court and its 14th century Church. The ”Spar" store is 2 miles away and further shopping can be found in the nearby market towns of Somerton and Castle Cary which are five and six miles respectively, both offering a range of day to day amenities. Nearby Clark’s village retail outlet in Street offers the usual chain stores. Yeovil is a 15 minute drive.

Transport links are good with Castle Cary’s mainline railway station with direct services to London and the South West just 15 minutes away, and the nearby A37 is easily accessible to Bristol and Bath . The A303 is with direct access to London and the South West is five minutes drive.

Schools

Excellent local state and independent schools include Hazelgrove, Millfield, All Hallows prep school, the Bruton schools, Downside and Strode College.

State schools include the Blue School in Wells, Ansford academy in Castle Cary and Strode College in Street. There are several good local primary schools in nearby Lovington, Keinton Mandeville and Baltonsborough
