Property Summary
Upper Thrupe Farm offers the rare opportunity to purchase an attractive, small and manageable country estate. The property comprises a charming double fronted Georgian farmhouse, extensive outbuildings and is bordered by seven acres of its own land with access to a large selection of footpaths and bridleways right from the doorstep; all situated within easy reach of the Cathedral City of Wells. In their nineteen years as custodians of the farm the current owners have sympathetically renovated and modernised many of the outbuildings, as well as the main farmhouse, so that this now provides a wonderful family home. Character and atmosphere here cleverly combine with an understated elegance. At the main front entrance lime plastering and sash windows set just the right tone. From the entrance hallway off to the left is a study and to the right a sitting room. Running across the width of the property at the rear is a wonderfully spacious kitchen, dining, living room. There is plenty of space for comfy chairs next to the woodburning stove which features a beautiful stone surround, a large dining table currently sits in the centre and the kitchen units, fitted with granite worktops are smart, adding the perfect contemporary touch. As you would expect in a property of this standing many traditional features can be found, including flagstone floors in the kitchen with solid oak floors throughout the remainder of the house. Window seats and shutters complement the two front rooms with underfloor heating on the ground floor supplemented by a second wood burning stove in the sitting room and for convenience, in the study, the stove has a gas supply. Additionally the practicalities are well catered for with a downstairs cloakroom, boot rooms and utility room off the kitchen. Planning permission has been granted for this section of the house to be remodelled to provide a reception hall and galleried sitting room. On the first floor four bedrooms including a master with en-suite wet room and family bathroom lead off a spacious landing. An impressive room on the second floor sits within the eaves of the property and offers flexible use as either an additional bedroom, guest accommodation or would be perfect as a teenagers den. Situated as it is in a peaceful rural location there are wonderful views from the property out across the land that belongs to the farm and to the countryside beyond.Outside
Upper Thrupe Farm welcomes visitors through a traditional farm gate into the lower yard which is enclosed by an L shaped configuration of attractive traditional stone and tiled outbuildings. Planning permission was granted to convert these buildings into five holiday lets and resubmitted in March 2020. The buildings are in good order having been re-roofed in recent years and with electricity supply. A beautifully converted meeting room with exposed stone walls, exposed A frame and mezzanine level sits within this run of buildings and is accessed from the inner yard. Additionally there is a workshop and bike room. A stand alone barn situated in the inner yard has been converted into a very impressive and spacious home office. An 80’ industrial building with steel frame is positioned off to the left within the inner yard. All in all the outbuildings at Upper Thrupe total 11,500 sq ft, making the potential here to tailor these buildings to an existing business or a new one ideal. The lower yard as you enter the farm is bordered at the front by a pretty paddock featuring mature trees and a natural pond. Here is a little piece of old English countryside and the perfect place for a tyre swing over the water. A larger natural pond lies to the rear of the property providing an undisturbed haven for wildlife. As it stands currently Upper Thrupe Farm provides exceptional accommodation, surrounding land and outbuildings. Coupled with the potential that there is here to create a bespoke lifestyle in a beautiful part of Somerset we strongly recommend viewing to fully appreciate all that this unique property has to offer.
Situation
Masbury is a small rural hamlet situated on the outskirts of the nearby Cathedral City of Wells. The village of Croscombe is just along the lane and offers a vibrant community with a village shop and two pubs. Wells itself offers all the usual attractions of a market town including banks, doctors surgeries and dentists with supermarkets including Waitrose, Morrisons and Tesco, a cinema and a market every Wednesday and Saturday. The high street is vibrant with a small selection of the usual chain stores plus a variety of independent shops, pubs and restaurants including the award winning Goodfellows, the very popular Loaf cafe and bakery and the new Bishops Eye wine bar. At the very heart of the city is the medieval Cathedral, Bishops Palace and Vicars' Close (reputed to be the oldest surviving residential street in Europe). The Wells festivals are increasing in popularity each year with the Literary Festival now over two weeks and attracting big names, the very well attended Food Festival and many regular Arts festivals. With both the Cathedral School and the Cathedral itself there are endless opportunities for musical concerts, plus there are regular shows and comedy nights in the Little Theatre. Golf Clubs can be found in Wells and on the Mendips. Sailing and fishing can be found on the Chew Valley and Blagdon Lakes.
Bath and Bristol are within commuting distance and there is a main line railway station with links to London (Paddington) in Castle Cary, about half an hour away, with trains to London in approximately 90 minutes. Street and Glastonbury are 15 and 10 minutes away. Bristol airport is an easy 40 minute drive. There are excellent state and independent schools in Wells, including the extremely sought after Wells Blue secondary school, plus Wells Cathedral School, Downside School, All Hallows Preparatory School and Millfield all within close proximity.
