Property SummaryMaddison Farm is a particularly attractive Grade II listed village house, believed to date from the 18th century, with glorious views from the garden, spacious and flexible accommodation and a plethora of character features including many sash windows, beams, flagstone floors and attractive joinery details.
As you enter the property from the entrance hall you start to appreciate the quality of this splendid house which effortlessly combines contemporary with traditional. On one side of the entrance hall is the comfortable sitting room with wood burner and a naturally warm feeling. Opposite is the dining room with inglenook fireplace, another wood burner, beamed ceiling and flagstone floor. Beyond the sitting room, a fresh and light secondary kitchen offers beautiful views across the garden, with a tiled floor, range of white painted cupboards, work surfaces and fitted oven and hob. A rear lobby leads off this room which is ideal for rubbing down wet dogs and storage of coats and wellies. Stepping down to the study reveals superb views of the surrounding countryside and another flagstone floor.
A magnificent kitchen/family room at the other end of the house is the absolute hub of family activity with a beamed and vaulted ceiling and flagstone floor. There is everything here that you could wish for in a kitchen - Aga, good range of bespoke cupboards, deep double-butler’s sink, island unit with storage, larder with shelving, integrated freezer and dishwasher. There is also underfloor central heating and even a retractable cinema screen for watching the latest blockbusters. Stairs lead up to a fantastic mezzanine level with a fitted desk and drawers - a perfect office. This part of the house also has a ground floor bedroom with ensuite bath, shower room and tiled floor and the rear hall, all of which have underfloor heating. On the first floor there are 4 further bedrooms. Bedroom 1 is dual aspect front and back, with fantastic, far reaching views over the rear garden towards the countryside beyond. Bedroom 2 has an ensuite shower room, bedroom 3 like the others, has sash windows and there are steps leading down to bedroom 4.
One of the features of this house is the flexibility of accommodation. There is a shower room with the rooms above the garage which makes a great space for teenagers, nanny, granny or Airbnb - the possibilities are endless. Similarly, with the extra kitchen in the house, together with the downstairs bedroom with ensuite plus adjoining rooms, a similar set up could be arranged in the main house.
Please note - the attached farm cottage is also owned by the current owners.
The current vendors have erected an antennae, which provides very good internet speeds - making working from home a positive option.
A 5 bar gate leads to an extensive, gravelled parking/turning area and a superb detached triple garage building with external stone steps to two first floor rooms that could be used as a bedroom and sitting/games room with shower room. This is a perfect space for visitors or could easily be used as another home office separate to the main house.
The far-reaching views of beautiful surrounding countryside include Alfred’s Tower almost 20 miles away. The outstanding gardens comprise formal lawned areas with raised beds against a blue lias wall, with mature trees including fruit trees such as apple, plum, crab apple, pear and cherry. There is an additional area laid to grass with hedging and a small dew pond. The grounds stretch away from the house, including two paddocks and adjoin open farmland to the rear. A gate takes you straight out to uninterrupted walks for miles including an area of SSSI. Our clients are continually amazed by the variety of animals and birds who visit the gardens.
Long Load is an active village with various clubs and groups. The highlight of the summer is the village day and annual scarecrow competition. Situated parish in South Somerset situated on the River Yeo about 5 miles south of Somerton and close to Long Sutton with its popular pub, the Devonshire Arms. A bridge over the river in Long Load is known to have existed by 1335 and the current Grade 11* listed five arch bridge has medieval origins, but was rebuilt in the 18th century and is a Scheduled Ancient Monument.
The large village of Martock is just a few minutes away with its shops, pub, library, doctors, dentist, vets, and a primary school. The popular town of Langport is just a few miles away with its cafes and an artisan bakery as well as a supermarket, pharmacy, vets and a number of other shops. There is excellent walking, riding and cycling in the surrounding open countryside and as well as Roman remains and the Battle of Langport was fought in 1645 during the Civil Wall and referenced in the Domesday Book.
There are several good golf courses nearby (Long Sutton Golf Club is within walking distance). The A303 is just a couple of miles away so access to the London and the west country.
There are excellent state and independent schools including Millfield, Sherborne, Hazelgrove, Leweston, Bruton, and Taunton School. Sixth Form colleges at both Richard Huish, Taunton and Strode College in Street.
A little bit of love for Maddison Fram from the current owners:
From A303 take the Tintinhull/Ash/Kingsbury Episcopi turning and head towards the B3165. Turn right onto Long Load Road and the house can be found on the right. From the A372 take the turning to Long Sutton and follow the road for a couple of miles and the house is on the left in the middle of Long Load.
