Rookery House offers a wonderful opportunity to purchase an impressive new build property set high up overlooking the village of Croscombe and the countryside beyond. The house has been built by the locally well renowned firm of builders, Oatley Construction.
The house has been cleverly designed by Collier Reading Architects of Wells to create a wonderfully spacious and contemporary family home. Constructed of block which in part is stone faced with natural local stone with the rest being rendered.
As can be seen from the floor plans the accommodation consists of a large double height entrance hall with an impressive staircase leading up to the galleried landing. The hall being central allows access to the rest of the house. The open plan kitchen, dining and sitting room has fabulous views of the surrounding countryside. The kitchen is fitted with Howdens Clerkenwell white gloss cupboards finished off with premium solid oak block worktops. Appliances include an electric hob, oven, extractor, integrated fridge and integrated dishwasher.
Also, with views over the village is the home office which could easily make a fourth bedroom as there is an adjoining washroom with shower, WC and basin, next to this is the laundry room. On the other side of the hall is a very well proportioned sitting room with a southerly aspect and fireplace ready for a log burner.
Upstairs are three generous bedrooms, two with en suite shower rooms and a family bathroom. The shower and bathrooms are tiled and have underfloor heating and good quality fittings.
Finishes are all to a high standard, hardwood windows, satin stainless window furniture painted skirting and architraves. Thought has been given to allow for ample lighting and sockets throughout as well as TV/telephone/internet points. Heating is via an air source heat pump.
At the front of the house there is ample parking and an area ready for an open bay car port. Outside of the kitchen and home office is a terrace and steps down to a further area of level lawn from which to enjoy the views.
Croscombe is a pretty village, mentioned in the Domesday Book, with a thriving pub "The George" which acts as the hub of the community with its "Take Away" night as well as doubling as the village stores. The village hall has monthly film nights as well as the Charter Market where villagers sell their local produce, a village orchestra, amateur dramatics society and village school, playground and sports field. There is excellent walking in the area as the village is littered with footpaths.
The city of Wells is approx 3 miles away, and offers all the usual attractions of a market town including banks, doctors surgeries and dentists with supermarkets including Waitrose, Morrisons and Tesco, a cinema and a market every Wednesday and Saturday. The high street is vibrant with a small selection of the usual chain stores plus a variety of independent shops, pubs and restaurants including the award winning "Goodfellows". At the very heart of the city is the medieval Cathedral, Bishops Palace and Vicars' Close (reputed to be the oldest surviving residential street in Europe).
The Wells festivals are increasing in popularity each year with the Literary Festival now over two weeks and attracting big names, the very well attended Food Festival and many regular Arts festivals. With both the Cathedral School and the Cathedral itself there are endless opportunities for musical concerts, plus there are regular shows and comedy nights in the Little Theatre.
Golf Clubs are in Wells and on the Mendips. Sailing and fishing can be found on the Chew Valley and Blagdon Lakes.
Bath and Bristol are within commuting distance and there is a main line railway station with links to London (Paddington) in Castle Cary just a few miles away with trains to London in approximately 90 minutes. Street and Glastonbury are 20 minutes away. Bristol airport is an easy 30 minute drive.
There are excellent state and independent schools in the area including a primary school in the village of Croscombe itself as well as several primary schools in Wells. There is also the extremely sought after Wells Blue secondary school, plus Wells Cathedral School, Downside School, All Hallows Preparatory School and Millfield all in close proximity.
