Beech Cottage is a spacious four bedroom home, set in a peaceful no-through lane in the much sought-after village of Westcombe. It is energy efficient, with air-source heating, double glazing and solar panels. There is potential for some updating, with well proportioned rooms and lovely outlooks.
The front door opens into a lobby, with room for coats and boots, leading to a central hallway with rooms on either side and a downstairs loo. The sitting room is spacious and sunny, with windows looking out to the pretty front lawn. A fireplace with a wood burning stove is flanked by two attractive circular windows framing the rich greenery outside. Glazed double doors open into a dining room, with plenty of room for a large table for family lunches. The generous kitchen is dual aspect and fully fitted with lots of work space, and leads through to a utility room with a useful second sink and a door to the garden.
Upstairs, a light and airy landing leads to four bedrooms and family bathroom. The bedrooms are lovely and light, and all with delightful leafy, wooded views. The master bedroom is particularly spacious and has the benefit of built-in wardrobe space. There is a second large double bedroom and two generous single bedrooms, one of which currently makes an ideal office, with bookshelves lining one wall.
From the lane, a private parking area for two cars lies in front of a large double garage and steps lead up to the house. At the front, a beautiful beech hedge encloses a delightful secluded lawn with an idyllic spot under the apple trees to enjoy a cup of coffee in the morning sunshine. The garden flows around the house on three sides, very private, with lawns bordered by old stone walls and dense, mature shrubbery.
The garage has an extra storage area accessed from the garden which with relevant planing permission and a clever architect could possibly be additional accommodation.
Westcombe is home to the Wild Beer company and Westcombe Cheese and Brickells ice cream whose premises include a shop selling their produce. This collaboration also hosts the annual family festival – a much anticipated event.

Bruton, a five-minute drive, is a fashionable and popular town in the heart of the Somerset countryside and is home to several well-known restaurants, pubs and bars including “Osip”, “At the Chapel” and “The Roth Bar” at the world-renowned Hauser & Wirth Gallery. The City of Wells is an easy 20 minute drive . The Wells festivals are increasing in popularity each year with the Literary Festival now taking place over two weeks and attracting big names in the literary world, the very well attended Food Festival and many regular Arts festivals. With both the Cathedral School in their new Cedars Hall music school and the Cathedral itself there are endless opportunities for musical concerts, plus there are regular shows and comedy nights in the Little Theatre. The Wells market place has been a focal point of the ages and still is today with a twice weekly market on Wednesday and Saturday selling local produce and goods.
Good local independent schools include King’s School Bruton, Bruton School for Girls and also the state-owned boarding school - Sexeys. Bruton also has its own primary school and in close proximity are Millfield, Hazelgrove and All Hallows prep schools and Downside.
For further shopping and recreational activities, Bath is 40 minutes away and Bristol is 60 minutes. The A303 provides a direct route to London via the M3 and there is a mainline rail service from Castle Cary to London Paddington (approx. 2 hours) and also the new train to Waterloo from Bruton station. Airports in Bristol and Exeter offer connections within the UK, Europe and beyond.
From Bruton, at the end of the one-way high street, turn sharp left into Coombe Hill and continue up the hill. Take the right hand fork signposted Batcombe. Continue towards Batcombe and then follow signs to Westcombe. Once in the village of Westcombe, take the left turn into Baileys Lane and Beech Cottage will be found on the right hand side.
