The position and layout of Pear Tree House make this a wonderful family home. The house is quietly located in the lovely village of East Harptree and was built approximately 16 years ago by Magenta Properties. With its central village location there is surprisingly a paddock and newly built stables should you wish to keep a horse or ponies. The garden and paddock extend to approximately an acre.
The house is approached via a pair of electric gates with plenty of parking in front of the house and double garage. The front door opens into an impressive double height central hallway which opens onto dining room and large sitting room, with an open fire, wooden floors throughout and views out to the garden. There is also a large cupboard and downstairs loo within the hall. The kitchen/breakfast room with its lovely tiled floor is well fitted with a central island, double ceramic butlers sink, granite worktops and a large free standing range. This kitchen area has flexibility to be used as additional snug/eating area as well as opening into a great playroom/study on one side. The playroom has french doors out to the garden and access through to the very well fitted utility room with exterior back door and large walk in larder.
Upstairs there are four double bedrooms all with good sized built in wardrobes. The master bedroom has both a good size dressing area and en suite shower plus there is a further en suite shower room as well as a family bathroom. Two of the bathrooms have recently been fully refitted. A new gas boiler has also recently been installed.
The double garage also benefits from an office above it with heating. East Harptree also now has access to Truespeed internet for those wanting to work from home.
There are doors leading out from the sitting room and playroom to the terrace and garden beyond which has attractive well planted flowerbeds. Further to this there is also a small paddock with two newly built stables, a gravel parking area for a horse trailer and includes a tack room, haybarn, two large looseboxes plus a winter turn out area.
East Harptree is an old established village tucked away in the Chew Valley. It benefits from a local primary school, pre-school, church, a village pub The Waldegrave is a 5 minutes walk away, community shop, hairdressers and village club. (East Harptree was the original home to the "Great British Bake Off" a couple of years ago.)
