Property SummaryPorters Hatch Farm is a charming and historic period farmhouse (not listed) located between Glastonbury and Wedmore, in the small village of Meare. The house has been extensively restored in recent years and has excellent accommodation, including an integral annexe which can also be incorporated into the house.
The former farmhouse retains many of its original features with lovely flagstones and fireplaces with woodburner, a large inglenook in the cosy sitting room off the kitchen makes this the perfect place to relax. Two well appointed reception rooms are ideal for entertaining and both have access into the large and light kitchen breakfast room with French doors opening onto the garden, flagstones floors and shutters give this home a lovely atmosphere.
The kitchen is well fitted with painted units and a mix of granite and wood work tops and an electric range which opens to the sitting room as well as doors to the sunny private garden. The rear hall/second kitchen area/utility room has a 4 oven Aga run by Economy 7 (by separate negotiation) for additional cooking capacity along with plumbing for a washing machine and dryer.
On the first floor are 6 bedrooms and 2 bathrooms. There is the advantage of plenty of storage space in most of the bedrooms.
The annexe can be used separately or as an integral part of the house and would make an excellent Airbnb or for a dependent relative. Accessed from the main house or via its own private entrance it consists of a bedroom, bathroom, living room & kitchen - a double aspect room with exposed beams, and a stable door to the garden. From here you can also access the large garage which is currently used as storage but could, subject to planning, be made into additional living space.
The front of the house faces South with a gravelled parking area to the side as well as a neat lawned garden bounded by a stonewall and laurel bushes. At the rear of the house is a large garden with potting shed, terrace, lawn, flower beds.
The village of Meare has an historic 14th-century fish house which was once the abode of Glastonbury Abbey fishermen and along with the Manor Farmhouse, built at the same time, as the summer residence of the Abbots from Glastonbury Abbey, the area offers lots of historical interest. The famous Somerset Levels and nature reserves of Ham Wall https://www.rspb.org.uk/reserves-and-events/reserves-a-z/ham-wall/ are right on your doorstep.
Glastonbury is a town that is steeped in history going back to the legends of King Arthur. There was a Celtic monastery here in 500AD, which during the next 1000 years evolved into one of England’s wealthiest and influential Abbeys. The magnificent Glastonbury Abbey ruins and the famous Glastonbury Tor attract tourists to the town and so although small, it is a thriving town and it is well served by markets and a huge range of festivities. It is one of the few towns that has managed to shun many of the main chain stores whilst still providing all the necessary shops, restaurants, cafes, doctors, pharmacies, dentists, a wealth of clubs and sporting facilities and supermarkets.
Glastonbury is about 9 miles from Castle Cary Railway Station, which has mainline rail service from Castle Cary to London (Paddington) in circa 2 hours. Bristol and Exeter Airports are both within about 1 hour’s drive offering connections around the UK, Europe and to other destinations.
In nearby Street there are two swimming pools in Street, one to be found at the Sports Centre and the hugely popular outdoor Lido on the High Street with its lovely grassy areas for picnics. The Strode Theatre offers excellent live performances as well as films and exhibitions.
The ancient Cathedral city of Wells is only eight miles away and offers all the usual amenities of a thriving market town; twice weekly markets, plenty of coffee shops and restaurants, local supermarkets include Waitrose, Morrisons and Tesco. Wells has a thriving cultural scene with the concerts from the Cathedral School to regular art gallery events and the very well attended Wells Literature Festival and Food Festival. The popular village of Wedmore is approx. 6 miles away and a further drive away is the very fashionable small town of Bruton which has the very popular restaurant/coffee/bread shop called ‘At the Chapel’ and the world famous Hauser and Wirth Art Gallery.
The area is well positioned for schools with its own primary school in Meare itself as well as being with a short drive of Millfield prep and senior schools. Crispin Secondary School in Street as well as the well respected 6th form college, Strode College. Wells Cathedral School and the Blue School in Wells all within easy access.
