A fabulous opportunity to own a property that has two shop fronts, a main house with 4 beds and 2 reception rooms and 2 other good sized rooms accessed from outside covered steps that could be bedrooms or offices. There is also a fabulous detached coach house which has one bedroom plus mezzanine that could be occasional bedroom, and integral garage plus there are three areas of garden and parking all in central Bruton.
3 High Street is an intriguing property which has a range of many interesting period features dating from the fifteenth
The attractive double fronted property faces directly onto the popular and fashionable Bruton High Street, just along from trendy "At the Chapel". The oak front door opens into a hallway where the flagstone floor is currently concealed by flooring suitable for pharmacy customers, but which could easily be revealed. Similarly the reception rooms either side of the hallway which are currently used as a pharmacy business, are currently fitted out as a dispensary and the other as a shop, and behind the shop fittings in both rooms are hidden interesting features such as a fireplace and beams. The hallway itself is currently used as a consulting room for the pharmacy, but would make an impressive entrance hall, as leads through to a further lobby which provides access through to the living accommodation.
The sitting room is located in the oldest part of the house which dates from the 15th Century, and is a spacious but cosy room with a fully functional fireplace. The sitting room leads into the dining room, which is a generous room perfect for dining and entertaining, but which also conceals hidden secrets - the owner has photographs showing an iron range concealed behind a false wall! This room also has a false ceiling as the original ceiling is very high - but the doorway to the courtyard outside is genuine!
A small step leads up from the dining room to the kitchen which has a lovely flagstone floor, a variety of fitted cupboards and a island unit. A large Rangemaster fridge complements the Rangemaster stove with a gas hob and electric oven, and a picture window provides a great view out over the garden.
A small boiler room connects the kitchen to the passageway outside, which links the courtyard to the garden, under an archway which links the main house to some yet more accommodation. On the ground floor is a large room which his currently used for storage for the business, but as it is equipped with electricity it could easily be converted to more living space, or even an office or treatment rooms. An external staircase leads up to two large rooms which are currently used as studies but which would also make living space, offices or treatment rooms.
There are four bedrooms on the First Floor, reached by stairs leading up from the lobby. At the top of the staircase is a convenient toilet and a door to a staircase to the loft (which used to be the servants quarters), then a landing leads to the bedrooms, the first of which is the Green Room which is currently used as the Master Bedroom. This lovely room has an interesting view down Patwell Street towards the Church, and also has lovely elm floorboards.
The next bedroom is the Red Room, which has a door linking it to the Yellow Room, a generous size room with attractive exposed beams, and the pair or rooms could be a bedroom and linked nursery or dressing room. A shower room is conveniently located on this landing, and a generous family bathroom with a bath, shower, sink, wc and airing cupboard is at the end of the landing, through the fourth bedroom known as the Blue Room.
Back on the ground floor the garden is reached through a quaint 12th century archway, believed to originate from the Abbey in Bruton. The private, walled garden is well maintained and laid to lawn with well stocked borders and also has a gorgeous summer house to sit in an enjoy the sun. At the end of the garden, a gate leads to a private parking space reached via Higher Backway.
The Coach House is a completely self contained annexe which has independent access from Higher Backway - it even has a different postcode to the main house! Built in the 1790s it was renovated in 2008. To make the most of the interesting views and light, the open plan living accommodation is on the first floor, and has a mezzanine study area.
There are entrances from the garden of the main house as well as from Higher Backway, which both lead into a hallway. On one side is the bedroom, shower room and a utility room, and on the opposite side is the garage, which could easily be converted to a second generously sized bedroom. On the first floor is an open plan living, dining and kitchen area with a fully fitted kitchen including an induction hob. Up a few more stairs is the mezzanine gallery with frosted side panels to make the most of the light coming into the building. The Coach House has some interesting features such as the "pitching eye" round windows and a full length balcony type window.
The coach house has separate electricity and water supplies from the main house, and the current owners have frequently let this pretty annexe out to tenants. There is a lovely patio area for the Coach House which is next to the garden for the main house but is fenced off to provide complete privacy.
