Property SummaryBarn cottage is a spacious single storey property in a peaceful, rural setting with a separate, self contained annexe in the lovely rural village of Kingsdon. Unspoilt farmland with far reaching views surrounds the garden, making this a highly desirable spot. The cottage is a comfortable home as it is, with central heating from a private gas supply and double glazing throughout, but also offers the opportunity for updating or a re-design project to make a modern, beautiful home.
The kitchen/dining room has a stable door to outside as well as French doors into a conservatory. One side of this large room is fitted with pine units and tiled worktops, with space for a range cooker and dishwasher, and the other side is open, perfect for a large dining table and dresser. In the sitting room, a stone inglenook fireplace with a gas woodburner is the focal point, with French doors into the conservatory and windows overlooking the garden. A central hall leads round to two double bedrooms, one with an en suite shower room, and a family bathroom. A wooden spiral staircase leads up to an attic room with a cupboard housing the boiler and a door to the loft space. The spacious conservatory is sunny and light, making the most of the garden and views, and has double doors opening out onto a terrace. Light, white painted exposed ceiling beams feature throughout the cottage.
The separate annexe is completely self contained and has a large garage at one end with potential to integrate within the property. The annexe has oil fired central heating, is fully double glazed and is light and airy with the same white painted exposed ceiling beams. French doors open into the kitchen, fitted with fresh white units, oak effect laminate flooring, a stainless steel oven and ceramic hob. There is space for a dishwasher and under-counter fridge and freezer. Off the kitchen is a modern shower room. The bedroom is a generous double, with two windows bringing in lots of light, and the spacious sitting room has built-in bookshelves and cupboards at one end and French doors opening into the garden.
A gravel area as you enter the property provides ample parking for several cars. There are two large lawns, edged with post and rail fencing, mature trees and hedges, and bordered by unspoilt countryside as far as you can see. There are two sheds, as well as the large garage, providing lots of outside storage.
Kingsdon is a small historic village with just over 150 houses that lie in the undulating hills of South Somerset with far reaching views to the east and south. With excellent transport links, and easy access to the A303, Kingsdon lays half-way between the Roman settlement of Ilchester and the ancient market town of Somerton and retains an old-world charm. There is no through traffic and a wealth of historic cottages and elegant houses of individual character line the quiet streets. There are a variety of good local primary schools, independent schools including Hazlegrove and Millfield, and the well respected Strode College in nearby Street. The 13th Century church, lovely old thatched pub, community shop with tea room, village hall and numerous clubs and activities all help to add to the unique spirit of this very special place.
Directions TA11 7LL - From the Podimore roundabout on the A303, take the A372 towards Long Sutton, turn right onto the B3151 and take the right turn for Kingsdon (Lodge Road).
