Property SummaryThe Old Rectory is an elegant Grade II listed Georgian home in a picturesque village setting within Croscombe, with mature gardens of approximately 1.5 acres and beautiful views.
The harmonious proportions, combined with pleasing period details and an abundance of natural light, give this handsome family house an atmosphere of calm and understated refinement.
A classically inspired portico with twin stone columns and a beautifully maintained symmetrical facade make an appealing first impression. Through a lobby with stained glass fan light, the long entrance hall stretches the entire length of the building and all principal rooms lead from it.
The three beautiful reception rooms are light, airy and comfortable and, in common with all rooms in the house, have high ceilings, views of the garden from majestic sash windows with shutters, an abundance of original features such as ceiling roses, fireplaces, picture rails , panelled doors and architraves.
The spacious and sociable dining kitchen has generous proportions , a lovely view over the south garden and is well appointed with good quality fitted cabinets , built -in appliances including range cooker and solid wood counters. Stone steps give access to a series of full height cellars with remarkable storage space and a large and practical scullery area beyond the kitchen leads out to the garden.
Also on the ground floor are a large study, and an inner lobby with cloakroom and WC .
A winding staircase with huge arched window overlooking the garden leads upto an expansive landing and four wonderful bedrooms occupy each corner of the house, giving a sense of space and civilised privacy . Bedroom 5 is accessed through a recessed inner landing with built in cupboards. All three bathrooms ( 2 en suite) are spacious, light and well designed.
Outside- A gated, gravelled driveway leads from the lane to the main entrance. The extensive, mature and delightfully informal gardens completely envelop the house. Sweeping lawns, a walled garden and babbling stream on the village side follow into a West facing terraced area for entertaining.
A gently sloping South lawn with flower beds, shrubs and fruit trees leads up from a secluded, gravelled terrace with a beautiful Wisteria. Above the gardens is additional land, perfect for planting an orchard and with magical views over the church and hillside beyond.
A gate on the western side of the property allows additional access from a side lane to the garage and gardens.
The Old Rectory is one of the pre-eminent houses in Croscombe, a pretty village on the edge of the Mendip Hills and steeped in history. On the doorstep is a village hall, the popular George Inn and a primary school. Very close by is Wells, the smallest Cathedral city in England that offers all the usual amenities of a small town. The high street is vibrant with a small selection of the usual chain stores plus a variety of independent shops and restaurants and pubs. There is a twice weekly market and a choice of supermarkets that includes Waitrose. At the very heart of the city is the medieval Cathedral, Bishop’s Palace and Vicars’ Close (reputed to be the oldest surviving residential street in Europe).
The Wells festivals are increasing in popularity each year and include the Literary Festival (that takes place over two weeks and attracts big names), the very well attended Food Festival and several regular Arts festivals. With both the Cathedral School and the Cathedral itself, there are endless opportunities for musical concerts, whilst the Little Theatre regularly hosts shows and comedy nights.
Both Bath (21 miles) and Bristol (22 miles) are within commuting distance and there is a main line railway station with links to London in Castle Cary 13 miles away. Street and Glastonbury are 20 minutes away and Bristol airport is an easy 30-minute drive.
There are excellent state and Independent schools in the area that include the highly regarded primary schools in Wells, Wells Cathedral Prep, Millfield Prep and senior schools, Wells Blue, Wells Cathedral School, Downside School and All Hallows Preparatory School.
From Wells, take the A371 towards Shepton Mallet. As you enter Croscombe, continue through the village and the Old Rectory can be found on the right hand side.
