Property SummaryHuish House is a beautiful, period country house set in glorious grounds, 10 miles South of Bath and in the heart of Somerset. Situated entirely within its own land, this magnificent family home is blessed with unrivalled views of the Somerset countryside and borders the fine parkland and woods of the Ammerdown Estate as well as being a close neighbour to Babington House, Soho House’s country mansion. It comes with a recently renovated and separate 1800 Sq. ft. 3 bed lodge and a further self-contained annexe in its grounds. Dating from 1850, there are an abundance of original features throughout the house that blend effortlessly with contemporary touches and combine to offer luxurious accommodation throughout.
The House is approached via a picturesque drive that meanders beneath a canopy of beautiful mature trees and leads to a spacious parking area to the West. A grandiose arched front door opens to an elegant hall replete with high ceilings and a graceful limestone floor underfoot. Off the hall is a magnificent 37 ft long sitting room bathed in natural light that pours through three sets of sash windows stretching from floor to ceiling. A jet-master fireplace sits beneath an attractive stone surround whilst underfloor heating warms the room through a fine hardwood floor. Beyond the sitting room is a very comfortable office with bespoke, built in shelving and recessed lighting. Also off the hall is a delightful study that in turn leads to a beautiful dining room with French doors that open to the terraces outside. All three reception rooms offer the opportunity to entertain on a grand scale and all make the most of their wonderful views of the grounds to the South.
At the heart of the house is a magnificent 700 sq. ft. kitchen/family room luxuriously equipped with bespoke Chalon units, limestone floors, a stunning island and breakfast bar embellished with a teak worktop, Zimbabwean granite surfaces, a large range cooker and integrated appliances that include a coffee machine. The sitting/eating area is equally luxurious with a further jet-master fire set beneath a charming stone surround and double doors that lead outside. Conveniently accessible from the kitchen is a sizeable utility room, back hall and boot room whilst a superb wine cellar lies beneath the hall and is accessed via some stone steps.
On the first floor, a pretty landing is accessed via an appealing and original staircase that runs from the hall. Off the landing is a sumptuous principle bedroom suite comprising of an en-suite bathroom, a separate cloakroom and a dressing room enhanced with wall to ceiling fitted cupboards. Four further bedrooms (three with en-suite bathrooms) and a family bathroom complete the picture. All the bathrooms are furnished to the highest standards and come with a bespoke vanity unit, marble bath surrounds, and high-end fixtures and fittings. All the spacious and elegantly furnished bedrooms offer superb views of the gardens and the countryside beyond.
Huish House sits in an enviable and elevated position and overlooks its own valley to the South. A majestic seasoned stone terrace is perfectly positioned to make the most of the views to the West whilst a formal lawn defined by beautifully crafted stone walls at the front of the house of-fers the opportunity for croquet and al fresco entertaining. More well-manicured lawns sweep away to the South of the house towards a boundary beyond – an abundance of fruit trees and the odd pond enrich a stunning landscape unfettered by the site of any other properties and with unri-valled views of the countryside. At the bottom of the garden is a natural spring that flows into a feeder pond that drops into a pretty lake surrounded by weeping willows - to the North of the house is a cobbled courtyard with exterior steps providing covered access to the cellar. Nearby there is an additional double garage and an attractive timber framed construction ideally suited to parking several cars.
The remainder of the land comprises of fields, paddocks (with piped water) and woodland that offers an ideal habitat for a broad array of wildlife. A large portion of the estate perimeter to the west has been enclosed with a 2-metre-high palisade fence with the original intent to create a deer park.
Situated within a stone’s throw of the main house is a self-contained, 1 bed annexe ideal as a games room, staff accommodation or teenage sanctuary. It comprises a bedroom / sitting room and a bathroom and is furnished with a travertine marble floor, a wood burner and fitted units in the kitchen area.
Discreetly situated, and out of site of the main house is the lodge comprising three bedrooms, kitchen, bathroom, study and reception room. With an attractive timber clad exterior, the house is well presented and features finely crafted oak beams, a well-equipped kitchen with granite and timber work surfaces and a stylish bathroom in the eaves. A covered carport can be accessed directly from the house.
Huish House lies close to the pretty village of Kilmersdon and approximately 10 miles to the south of Bath. It is also close to the historic village of Mells and the award winning 14th Century Talbot Inn. Further to the East is Frome, one of the county’s most fashionable market towns and recently featured in the Sunday Times as the best place to live in Somerset. The town has a comprehen-sive choice of retail outlets and all the usual amenities. Founded in 2013, the “Frome Independ-ent” is an award-winning independent street market that is held on the first Sunday of every month and attracts 80,000 people a year. Equally fashionable Bruton lies approximately 12 miles to the South with its famous Hauser And Wirth Art Gallery and Roth Bar.
Local schools are excellent and include All Hallows and Downside, and Prior Park, Monkton Combe and King Edwards in Bath as well as Writhlington School near Radstock.
Transport links are excellent - Bristol Airport is easily accessible and Heathrow Airport can be reached by the M4 and is about 80 miles away. London is easily accessible via British Rail from Bath Spa station, with journey times to London Paddington taking approximately 86 minutes.
