Property SummaryJust behind Market Square in South Petherton sits the charming Two Steps Cottage, right at the centre of this exceptional village. The cottage is discreetly hidden away on George Lane, a paved and cobbled footpath, well away from passing traffic - the only clues to its existence are a black gate and a letterbox built into a wall. Beyond this gate is an oasis of tranquility - the quintessential secret garden - a private and sheltered space of circa 60 ft by 20 ft with its own microclimate and abundance of exotic planting.
Two Steps Cottage and South Petherton make the perfect combination for that escape-to-the-country dream - with magnificent countryside, a thriving community and a great range of independent shops just around the corner. Everything you need can be found in the shops of the high street, including a fruit and vegetable shop, a bakery, butcher, newsagent, mini-supermarket, café, deli, barber, hairdressers, wine shop, pharmacy, osteopath and Post Office.
Connections are excellent too, with the A303 at the edge of the village and train stations at Taunton (London Paddington 1h 45m, Bristol Temple Meads 31m), Castle Cary (for London Paddington 1hr 30m) and Crewkerne (for London Waterloo 3h 10m).
Two Steps Cottage has two lovely rooms on the ground floor - a sitting room and a kitchen - with double glass doors linking the kitchen to the terrace for outdoor drinks and dining throughout the summer. The kitchen is purposefully open-plan with a dramatic dresser-wall, and the sitting room has a multi-fuel log stove to create a cozy atmosphere during the colder months.
From the sitting room an open-tread staircase leads into an open-plan study area, fully equipped for use as a work-from-home office and with the benefit of superfast broadband availability. The first floor is larger than the ground floor due to a flying freehold. There are two delightful double bedrooms, one with a spectacular vaulted ceiling and wonderful rooftop views over the village, the other with dramatic full-height glass doors overlooking the garden. The master bedroom has its own en-suite shower room and there is a bathroom adjacent to the second bedroom. Both bathrooms have thoughtful details like dimmable lights and under-floor heating, and both bedrooms have generous wardrobe storage cleverly built into their various alcoves.
The cottage has been sensitively restored, including major roof-works, custom-made wood-framed double-glazed windows, wiring, plumbing, and a Vaillant combi-condensing gas boiler (December 2015). Restoration has also included lime mortar pointing to the outside and lime plaster with Earthborn Claypaint inside - especially appropriate for an old house of traditional, solid-wall construction.
The studio workshop
Just across the footpath is a fantastic studio workshop which measures circa 20 ft by 10 ft - fully equipped with mains water, drainage and electricity (60 amps). The current owner has used this space as a ceramics studio for many years, and from where he has hosted many exhibitions. The studio could have numerous other uses as an annexe to the house, perhaps more functionally as a utility, laundry, workshop and storage space, or, with minor modifications, it could so easily become a very cozy work-from-home office or studio space, with all sorts of possibilities for a micro-business or to let-out for income. The studio also overlooks its own separate garden.
The cottage garden
As soon as you open the gate of Two Steps Cottage you step into a delightful and completely private walled garden, organically maintained for the past 16 years, with abundant and exotic planting. There are magnificent Holly and Banana trees, topiary in the form of an ancient and twisty-stemmed Rosemary bush and a very old pom-pom Bay tree, along with fruits including apple, apricot and Black Hamburg grapes. There are two areas currently used for outdoor dining, and hidden away is a highly productive grow-your-own area, which includes a greenhouse for nurturing seedlings, growing salad leaves and herbs, and a very productive, sun-drenched vegetable garden. Alternatively, this area could perhaps be the place to build a magnificent orangery. As is often the case in Somerset villages, there is a right of way across the front of the garden for one neighbouring property, whose main entrance is on Market Square. More significantly it provides access for maintenance to the east elevation of Two Steps Cottage.
South Petherton has so many advantages, particularly with its comprehensive range of independent shops for everyday needs. The honey-hued Ham-stone architecture is a delight of the region, and South Petherton has an abundance. The South Somerset countryside is stunning and can be enjoyed from the vast network of footpaths all around the village. Road and rail connections are also excellent. In summary - rural but not isolated - a truly realistic option for that escape-to-the-country.
At the centre of South Petherton is the Market Square and the village hall which hosts events, meetings and classes. There are churches, a library and an excellent recreation ground providing facilities for tennis, bowls, cricket and football. There are golf courses nearby at Long Sutton, Yeovil and Cricket St. Thomas. The National Trust has an impressive collection of properties in the area, including Montacute House, Lytes Cary Manor and Barrington Court. Also nearby is the delightful East Lambrook Manor gardens - created by Margery Fish, pioneer of the quintessential English cottage garden. As well as the village pub, The Brewers Arms, there is a superb gastro-pub, The Lord Poulett Arms, just up the road in Hinton St. George. There is a new Doctor’s surgery and hospital at the edge of the village. The magnificent Jurassic coast to the south is a 40 minute drive to both West Bay at Bridport and Lyme Regis.
South Petherton has infants’ and junior schools - both rated Outstanding by Ofsted. Independent schools nearby include Perrot Hill, Hazlegrove and Millfield prep’ schools, and an excellent choice of state and private schools are within easy reach in Taunton, Sherborne and Bruton.

From the A303 South Petherton roundabout, proceed along Hayes End. At the second mini-roundabout take a left turn into Harvey’s Road. This leads directly into the main high street - St. James’s Street - where you will pass various shops. Take the first left turn which leads up a short slope into Market Square (SatNav TA13 5BT). Parking is available in the square. George Lane is a footpath from Market Square - just to the left hand side of Boots - and Two Steps Cottage is immediately behind, on the right hand side, accessed through a black gate.
