Property Summary

Carrick is originally a 1970s house that has over the years been extended, with the most recent extension bringing it bang up to date for open plan living. The kitchen/dining room leads directly into the sitting room which in turn has double doors into the drawing room rendering this as an excellent house for entertaining or alternatively shutting off into smaller sections. Another important feature of the design are the french doors from the sitting room onto a secluded and protected patio area that has sun for most of the day.

The kitchen includes modern fitted cupboards , granite work tops, Fired Earth floor tiles, fitted Bosch dishwasher, Neff cooker and the bonus of a gas Aga. A good sized useful utility room leads from the kitchen to both the garden and the garage.

The sitting room which opens into the kitchen is at the back of the house with two big windows looking onto the garden and french doors to the outside. Internal doors lead into the drawing room which has a large window to the front of the house and a fireplace with multi -fuel stove. With the Aga and stove, this is a house that would definitely be very cozy in the winter.

At the front of the house is a very light, largely glazed hallway which also leads to the downstairs cloak room.

Upstairs the master bedroom suite is a special feature. The bedroom is a good size with a large window and two lots of double fitted wardrobes, but the ensuite shower room is particularly decadent with a very large walk in shower, WC, sink with cupboards and another separate vanity unit.

In addition there are 2 more double bedrooms facing the pretty garden and a family bathroom and in the front are two smaller bedrooms one of which is currently used as a study.

Outside

Carrick has gardens both to the front and rear. The front garden is mainly laid with gravel and can accommodate several cars. There is also an area of lawn with a mature tree. The garage is integral to the house.

The rear garden is particularly attractive with two patio areas , a good area of lawn and well tended flower beds. The garden is safe for animals being contained within a mixture of stone walls and painted fence panels. It is also bounded by and contains mature trees. At the far end of the garden is a fenced area that is for storage and contains a garden shed.

Situation

Carrick is situated in the centre of the village of Butleigh which is surrounded by rural countryside, farmland and wooded hills. This popular village has a thriving shop and post office, an excellent pub, primary school and nursery and playing fields. There is a village hall which  is used by the many community groups and there is a very active cricket club.

For shopping, “Clark’s village” in Street offers a wealth of retail opportunities with more shopping and local amenities to be found in nearby Glastonbury Somerton, Wells and Castle Cary. For further shopping and recreational activities, Bath, Bristol, Wells and Yeovil are all within about an hour’s drive. The A303 that runs south of Butleigh offers direct road links to London and the South west.

There are good rail transport links to London from Castle Cary railway station, (just about 20 mins drive), which offers an excellent direct rail service to London Paddington in less than two hours. Also, Airports in Bristol and Exeter offer connections within the UK, Europe and beyond
