Property Summary

Bay Close is a truly wonderful family home in an appealing setting which belies its close proximity to the bustling town of Bruton. Built in 1927 this splendid house, according to the previous owners, won an award from the Ideal Home Exhibition for its unique architecture! The property stands proudly within the rural countryside presenting its attractive bay windows, topped with tiled pagoda style cupulas, and arched front double doors leading into the wide, open hallway. Two glorious reception rooms, naturally light, with large picture bay windows overlook the vista of the garden. Fireplaces, one with a wood burning stove, create focal points within each room and their generous dimensions allow for flexible seating arrangements.

The kitchen/diner with its high ceilings and French doors opening directly into the garden is a wonderfully light space creating a sociable and welcoming kitchen. Fitted units offer plenty of storage space with the added advantage of a utility room, conveniently located adjacent to the kitchen, with a separate pantry.

The staircase ascends to a landing with an unusually large oriel window creating the perfect viewing gallery to observe the surrounding gardens.  Five double bedrooms provide spacious accommodation, two with triple aspect windows continuing the ongoing theme of naturally flood lit rooms.  A family sized bathroom with roll top bath and shower cubicle is another bright and airy space.  The generous attic space could be further developed, subject to planning permission.

Outside

The garden is a combination of lawn and gravel surrounded by mature hedging.  The front garden enjoys partial country views and wraps around the property to the sizeable back garden stocked with fruit trees and mature planting of shrubs.  A garage/outbuilding offers extra storage space with the potential for converting to an annex subject to planning permission.

Please note:  Sections of adjoining farmland have been granted planning permission for residential development.  Please contact the office for further information.

Situation

Bruton is a fashionable and popular town in the heart of the Somerset countryside. The town has several well-known restaurants, pubs and bars including “At the Chapel” and “The Roth Bar” at the world-renowned Hauser & Wirth Gallery. An exciting addition to the high street is the restaurant "Osip" recently opened and run by a Michelin starred chef. The town also has a doctors’ surgery, pharmacy, vet, post office, several mini supermarkets, fuel station and numerous independent shops. Bruton is only 5 minute-drive from the very pretty town of Castle Cary which has a mainline railway station and the new hotel and restaurant The Newt (https://thenewtinsomerset.com/). The small market town lies in the heart of the Somerset countryside. It has many independent businesses including shops, boutiques and galleries and at the weekly Tuesday market local producers gather to sell their wares including organic vegetables, artisan bread, cheese, meats and fish. New restaurants have recently opened as well as a wonderful delicatessen and independent wine shop. Other amenities include nursery, primary and secondary schools, health centre, dental practice, library, bank, post office, grocery stores, butcher, newsagent, chemist, pubs, restaurants and and tea shops. Large supermarkets are located in Wincanton and Shepton Mallet which are both a short drive away. Gillingham (approx 20 mins away) has a Waitrose as does Sherborne (30 mins away).

For further shopping and recreational activities, Bath, Bristol, Wells and Yeovil are all within about an hour’s drive. The A303 (6 miles) provides a direct route to London via the M3 and there is a mainline rail service from Bruton/Castle Cary to London Paddington (approx. 2 hours) and also the new train to Waterloo (Bruton) . Airports in Bristol and Exeter offer connections within the UK, Europe and beyond.

Schools

There are excellent local independent schools, within walking distance, to include King’s School Bruton, Bruton School for Girls and also the state owned boarding school - Sexey's, which has received the highest performing 6th form award in Somerset.
