Property SummaryA stylish cottage hidden away in one of Somerset's most desirable villages. Mill Cottage is not your typical cottage as the outside would suggest. This rarity has a fabulous dining room addition, plus two garden pods and a big feature is that it is set down a little no through lane that is a wildlife haven and yet it is minutes from the popular village pub.
In 1853 Mill Cottage was originally 3 mill workers cottages that have subsequently been combined to form a lovely stone built detached cottage in towards a 1 acre plot.
The setting is idyllic as the house is down a no through lane with access beyond to just two other properties . The view is over a field, a wood and a river with the hill beyond in the distance.
The older main bit of the house is a cosy cottage and in addition there is the very stylish dining room which has an unusual curved roof and is wood clad.
Another bonus are the two wooden cabins in the garden that are fully insulated and have underfloor heating and have beautiful views. One is immediately opposite the front of the house and so can be an extra bedroom, the other is tucked away in a very secluded spot and has bi-fold doors onto a wooden deck overlooking the river. Other very recent additions include the wood clad hot tub and a new deck on the side of the hidden cabin which can be used as outdoor gym, yoga spot or an area for more seating for enjoying the scenery in complete seclusion.
The main part of the accommodation starts with a door into a porch/boot room, which leads into a hallway off which is a laundry room leading to ground floor bedroom, the hall also gives access to a family bathroom and a sitting room which in turn leads to the kitchen. The sitting room has an attractive parquet floor and a wood burning stove. The kitchen features the original flag stone floor with south facing window and seat beneath and leads into the fabulous extension done five years ago by the current owners. This new dining room is oak construction styled on a train carriage with curved ceiling, slide down windows and double doors that open onto a terrace overlooking the garden beyond. Upstairs there are two double bedrooms and a further single bedroom. Period features include working sash windows and wooden floors.
Extra accommodation can be found in the two cabins in the garden, one constructed in oak and the other in locally sourced larch. There is also a shed and parking for two cars.
The garden measures circa 1 acre, is south facing and extremely sheltered and borders a river (much lower than the house). There are two parts to the garden, one off the dining room and the other in front of the house. There are areas of lawn and a good range of mature shrubs and trees.
Please note that the little lane to the other two houses does go through the property but there are other areas of garden that are very secluded .
Please note that this property is in a conservation area.
Mill Cottage has a truly idyllic location being set in the village of Batcombe which is definitely one of the prettiest villages in this part of Somerset and it is made even more desirable by the fact that it is well away from main roads, set amongst rolling hills and tree lined valleys. This unspoilt valley is rightly designated a Conservation Area.
Although a very quiet location, Batcombe is an active village with an excellent public house which organises village events, a smart and busy village hall that does cinema nights, a lovely village playground and a stunning village church.
Local shopping can be found in nearby Bruton (about 4 miles away) that has the renowned 'At the Chapel' restaurant and cafe, several other restaurants and cafes including Osip and The Hive, numerous independent shops and the world famous Hauser and Wirth Gallery. About 8 miles away is the larger town of Frome that is famous for being a creative hub, plus having all the usual amenities expected in a town including Sainsburys, a cinema, schools and a local train station. For more serious shopping and business, Bath is approx 20 miles way. About 6 miles away is the local town of Shepton Mallet that holds regular farmers markets and has several supermarkets and a shopping park that has some large chain stores.
Babington House private members club with restaurants, cafes, pools, cinema, spa, gym, cricket, tennis etc is about 15 minutes away.
Batcombe is about 5 miles from Castle Cary mainline railway station (London Paddington in under 2 hours) , Gillingham station about 15 miles away has a direct service to London Waterloo plus Bristol airport is about 25 miles and the A303 is about 9 miles away.
This area has an excellent range of both state and independent schools. In Bruton there is a primary school, plus Sexeys state run boarding school (which takes day pupils too) and two very good independent schools namely Kings Bruton and Bruton School for girls. Two particularly good local prep schools are All Hallows and Hazlegrove and the nearby village of Upton Noble has a village school. Other notable schools in the area are Wells Cathedral School, Downside, Millfield, Strode Sixth Form College, Sherborne Schools and the Bath schools are also within easy reach.
Mains electricity and water, oil fired central heating and private drainage.
Mendip District Council
PLEASE NOTE THAT THE ACCESS TO TWO NEIGHBOURING PROPERTIES DOES CUT THROUGH THE PROPERTY.
On entering Batcombe with the church and pub on your right hand side , continue down the lane and turn right at the junction by the church. Continue to Mill lane which is on the left hand side by the letter box. Mill Cottage is the first house on the right.
