Chapel Yard is an exclusive, contemporary development of individual properties built in 2015 & finished to an extremely high standard. Energy efficient with air source heat pump, steel frame double glazing, underfloor heating and LED lighting.
No 1 is a beautiful timber clad attached barn style property, with a pantile roof and dark grey steel windows and doors. Inside is exceptionally light and airy, with vaulted ceilings showing off exposed roof timbers. The layout is well planned, offering stylish and practical open-plan living. The front door opens into a spacious living area, beautifully light with triple aspect doors and windows, and engineered oak flooring which follows on through the hallway. A fireplace with an oak lintel is ready for a wood burning stove, or just makes a pretty focal point. The kitchen is contemporary and streamlined, with glossy dark grey units, granite worktops and integrated Bosch appliances.
A long hallway leads off from the living area, firstly to sliding oak doors cleverly hiding a laundry area and the heating controls, and then along to two bedrooms, a bathroom and shower room. Generous storage cupboards are sited high up in the eaves to maximise the space. The master bedroom is spacious and light, with glass doors to the garden. Bedroom two is a double, also with doors to the garden and a mezzanine level with a toughened glass balustrade, reached by a sturdy oak step ladder - a generous space, ideal for an office, occasional guest bed or simply for storage. The bathroom and shower room are sleek and contemporary, the shower room having a generous walk-in shower.
At the back, the south facing walled garden has a lovely outlook across the village. It has a large lawn, a row of hornbeam trees and a gate which leads out to the road. A spacious terrace runs along the back of the property, with all the doors opening out here. At the front, borders of mature shrubs flank a pathway to the front door and there are two private parking spaces at the end.
The property is ideally situated in the centre of Babcary, one of the most charming villages in Somerset. Village life is vibrant and there is a tangible sense of community spirit - a fortnightly sale of excess produce brings the village together, as well as an annual Bonfire Night party. It is well known for its excellent gastro pub, The Red Lion, which just is a few minutes’ walk, and there are playing fields with a tennis court and a C14th church. Surrounded by beautiful countryside and bordering the Sparkford Vale, the lack of through traffic allows for an unusually free environment for children to roam freely!
Local amenities include a convenience store and a petrol station 2 miles away and further retail therapy can be found in the nearby market towns of Somerton, Castle Cary and Sherborne. Transport links are excellent with Castle Cary’s mainline railway station just 15 minutes away, and the A37 providing easy access to Bristol and Bath. The A303 with direct access to London and the South West is a few minute’s drive.
Excellent local state and independent schools include; Keinton Mandeville Primary School, Ansford Academy, Strode College, Hazelgrove, Millfield, All Hallows Prep and The Bruton schools.
Driving South on the A37, go through Lydford and take the first turning to Babcary on your left. Drive to the centre of the village and past the church and Chapel Yard will be on the left hand side. From the Podimore roundabout on the junction of the A37 and A303 take the A37 towards Bristol for approximately 3.2 miles – Take a right hand turn from the A37 into Babcary and continue to the centre of the village.
Mains electricity, water and drainage.
