Property Summary

A charming Grade II listed ex post office and shop in the popular village of Ditcheat . There is evidence that the property dates back to mid eighteenth century, but it is likely that parts are much older. Thus Post Office House has all the character features you would hope for in an old property such as flagstone floors, exposed beamed ceilings and inglenook fireplaces. What makes this house particularly attractive though is that it also has a large family kitchen/dining room (with big inglenook fireplace) and a stunning 28ft (approx) conservatory. This was added only 5 years ago and is double glazed with a Planitherm glass roof which keeps it cool in the summer and warm in the winter. This lovely room is accessed from the kitchen via French doors and overlooks the garden with two doors leading into it.

The house has a range of ceiling heights. The living room with lovely inglenook with multi fuel burner and big windows has an usually good ceiling height for a cottage, but please note that the master bedroom has a low ceiling height of approx 1.75m and so is not suitable for a very tall person.

As well as the living room and conservatory there is a further reception room with a woodburner and flagstone floor which leads into a good sized office which could be used as a 4th bedroom as it has its own access.

A very useful area of the house is the utility room which has a belfast sink, fitted cupboards and a newly installed bathroom with Shower

On the first floor there are three bedrooms. The master bedroom is dual aspect and has a dressing room area with WC. The second bedroom is a double with dual aspect windows and a very large storage cupboard. The third bedroom comprises an area big enough for a double bed plus a separate dressing room area. There is also a good sized family bathroom with a bath with shower over.

The house is approached at the front via a pretty garden set behind a hedge. The south facing rear garden is walled and easy to maintain. It has a circular paved area ideal for sitting, plus a raised lawn with flower beds and raised veg/fruit beds and there is a log store. In the far corner is the garage (with power) which is accessed from the both the lane and the garden. A neighbouring property has a wall which borders the garden with wooden shutters on the windows- there is a covenant stating these shutters have to stay so the garden is not overlooked by this property.

Please note the house is linked to the neighbouring single storey former post office.
