Longacre is a fabulous house tucked away down a little lane located in the desirable village of North Wootton. The house sits in a much larger than average plot with a very pretty large garden and a one-bedroom self-contained annexe with plenty of parking. Previous planning permission was granted to create a garage/carport as well as the potential to extend on the first floor to create extra bedrooms.

The Property
The house is wonderfully light and the current owners have cleverly created an amazing amount of space resulting in a great family home. The large kitchen/breakfast room, which opens off the central hallway, has an Aga, fitted units and wooden flooring and lends itself to modern living with room for a sofa and a large dining area to the side. Down a few steps you will find a well-planned utility room with WC and door to the garden.

There are great views of the garden from the large and bright sitting room, which has an attractive open fire and stone surround and big windows. The house has five large bedrooms, two with en-suite bathrooms plus a family bathroom.

There is access from one of the downstairs bedrooms to a second sitting room with kitchenette, bathroom and double doors to the garden. This makes an ideal self-contained annexe with independent access via the garden doors. The second downstairs bedroom could also be incorporated to make a two-bedroom annexe. Either would be ideal for family members or for Airbnb.

Outside
Longacre sits in a larger than average plot which faces south west surrounded by mature trees. The house looks out onto a lovely paved terrace with raised flower beds and a small pond with steps leading up to the large lawn. There is a generously proportioned garden shed and a separate paved area with a pretty pergola. The driveway provides ample parking with plenty of space giving you the opportunity to erect a suitably sized carport or garage subject to planning. To the side of the house is more parking available for the separate annexe should this be required.

The Wells Festivals are increasing in popularity each year with the Literary Festival now taking place over two weeks and attracting big names in the literary world, the very well attended Food Festival and many regular Arts festivals. With both the Cathedral School and the Cathedral itself there are endless opportunities for musical concerts, plus regular shows and comedy nights in the Little Theatre.
