If you find Summerlane House at the first attempt you will have done well as West Compton is a little bit of Somerset paradise tucked away in beautiful countryside. Hidden away but still extremely well positioned for easy access to Wells, Glastonbury and the surrounding area and because of its position the house and hamlet are not affected by road noise or development.

Summerlane House has been fully renovated to a very high standard by the current owners. Not only is the structure of the house now superb but the interior has been finished with great flair and imagination. The result of this thoughtful process is a glorious house that is easy and comfortable to live in with well-proportioned rooms, a separate one bedroom annexe, outbuildings and stone garage with a mezzanine floor offering the potential for further accommodation or office space if required.

The front door opens into the hallway with an extremely impressive, curved feature staircase and picture window leading to the first floor.
The reception rooms are both charming and characterful, the kitchen/dining room has a top of the range Chalon kitchen and total control AGA, as well ample room for a large dining table and some seating by the log burner. The old fashioned walk in larder has been fitted with slate work tops and wine storage below. French doors from the kitchen and drawing room open onto the terrace.
There are four generous bedrooms with the master being particularly large and light with an exceptionally well fitted en suite bathroom and plenty of wardrobes. In addition, there are three further bedrooms, one with an en suite and a large family bathroom.

The fully renovated annexe at the bottom of the garden consists of an open plan kitchen reception room, one bedroom and bathroom. All the outbuildings are built of stone and consist of a workshop, store, former orangery and as already mentioned the garage could with the required permission make further accommodation.

Outside
The house faces due south and sunny days can be enjoyed from the beautiful flag stone terrace running the width of the house. The garden is well planted lovely borders around the house, a productive vine on the south facing wall and a mature walnut offering some shade in the summer. A small stream runs along the southern boundary.

Situation
West Compton is a lovely hamlet ideally located for easy access to Wells, Glastonbury and Shepton Mallet and one mile from Pilton famous of course for the Glastonbury Festival. The hamlet is made up of pretty stone and lime rendered houses, tucked away in rolling countryside and unaffected by noise or development.
Four miles away is Wells the smallest Cathedral city in England, which offers all the usual amenities that you would expect in a small town including banks, doctors surgeries, dentists and a selection of primary schools and the excellent Blue School and Wells Cathedral school. The high street is vibrant with a small selection of the usual chain stores plus a variety of independent shops and restaurants and pubs as well as a twice weekly market and a choice of supermarkets including Waitrose. At the very heart of the city is the medieval Cathedral, Bishop’s Palace and Vicars’ Close (reputed to be the oldest surviving residential street in Europe).
The Wells festivals are increasing in popularity each year with the Literary Festival now taking place over two weeks and attracting big names in the literary world, the very well attended Food Festival and many regular Arts festivals. With both the Cathedral School and the Cathedral itself there are endless opportunities for musical concerts, plus there are regular shows and comedy nights in the Little Theatre.

Glastonbury is seven miles away and is a town that is steeped in history going back to the legends of King Arthur. There was a Celtic monastery here in 500AD, which over the next 1000 years, evolved into one of England’s wealthiest and influential Abbeys. The magnificent Glastonbury Abbey ruins and Glastonbury’s famous Tor attract many tourists, ensuring that it remains a thriving town well served by markets and a huge range of festivities. The town is unusual in that it has managed to shun many of the main chain stores whilst still providing all the necessary shops, restaurants, cafes, doctors, pharmacies, dentists, a wealth of clubs and sporting facilities and supermarkets.

Both Bath (22 miles) and Bristol (24 miles) are within commuting distance and there is a main line railway station with links to London in Castle Cary 9 miles away. Street and Glastonbury are 15 minutes away and Bristol airport is an easy 35-minute drive.

Schools
There are excellent state and Independent schools in the area including highly regarded primary schools in Wells, Wells Cathedral Prep, Millfield Prep and senior schools, the popular Wells Blue Secondary School, Wells Cathedral School, Wedmore first school Academy, Hugh Sexeys Middle School and Kings of Wessex upper School, Downside School and All Hallows Preparatory School.
